The forested charter of Guthrie Lakes is maintained by not permitting clear cutting of trees. All home construction is strictly regulated and controlled. A well planned developement. In 1973, a pristine parcel of land in southern Ostego County was purchased and development began.It was named "Guthrie Lakes Enchanted Forest" and 660 lots were offered for sale. With it's two lakes and the promise of a clubhouse ,beaches and picnic areas, 500 lots were quickly sold and rhe Enchanted Forest Property Owners Assocation (EFPOA) was formed.
Today, our property owners have access to over 90 acres of parks with 2,000 feet of lake frontage on Guthrie and Section One Lakes. The clubhouse amenities include a gathering room with beautiful views of the scenery in all four seasons of the year. There is also a pool room area and a TV and reading room. The upper level is reserved for Board of Directors meetings and other functions. It also houses the Co-Managers' office.
The lower level has a recreation area with a ping pong table, TV and gaming area and exercise equipment. Both men's and women's shower area with saunas are located on the lower level.
A well run community. The Enchanted Forest Property Owners Association is governed by the Board of Directors elected by the property owners. The Board governs according to the EFPOA Rules and Rugulations and the Deeded Restrictions which apply to all property owners. Rule enforcement is delegated to the Co-Managers. The day-to-day management of Guthrie Lakes facilities and amenities are delegated to the Co-Managers.
A wealth of recreational facilities. Property owners in good standing are entitled to the use and privileges of all Association facilities and amenities. These include the Clubhouse and pool, parks, beaches, volleyball courts, boats and boat launches, nature trails and all other property owned by the EFPOA.
